Phase 1: Systems First

Before we touch a single cosmetic element, we address the stuff you can’t see:

Drainage and grading. Water is the number one enemy of a house, seriously. We review the foundation, install or repair drain tile, and make sure water flows away from the structure — not toward it.

Foundation. Cracks get repaired properly. Bowing walls get braced or replaced. We don’t hide foundation issues behind drywall.

Plumbing. Old galvanized pipes get replaced. Sewer lines get scoped and repaired. We’re not putting new fixtures on failing supply lines.

Electrical. Panels get updated. Knob-and-tube oraluminum wiring gets replaced. We bring things up to code — not just up to“passable.”

HVAC. Efficient systems properly sized for the house. Not a window unit and a space heater.

Thisis the expensive, unglamorous part of renovation that most investors skip entirely. It’s also the part that determines whether a house lasts another 50 years or falls apart in 5.

Phase 2: Then the Finishes

New kitchens. New bathrooms. Refinished or replaced flooring. Fresh drywall and paint — done properly, not slapped on. Updated fixtures and hardware.

Phase 3: Quality Tenants, Long-Term Hold

Once the renovation is complete, we place a quality tenant. Our criteria: 670+credit score, verifiable income of 3x monthly rent, no prior evictions, good references from previous landlords.

Thenwe hold the property. We maintain it. We respond to maintenance requests. We keep it in the condition it was in on day one.

That’s it. That’s the whole model. Buy, renovate properly, place a great tenant.
